Two outlet malls eyeing Marana, Pima County

Two competing developers are in a race to build premier outlet malls on Tucson’s northwest side.

Builders from Florida-based AWE Talisman, and those from Simon Property Group, out of Indiana, have their sights set on constructing malls that, if manifested, would sit just miles from each other.

AWE Talisman has plans to build a mall on the southwest corner of Avra Valley Road and Interstate 10, which would consist of more than 100 outlets, mirroring their other developments in Las Vegas, Chicago, Santa Fe, and Niagra Falls.

Along with this, as part of the development agreement signed by Pima County this month, AWE would build a wildlife corridor for $89 million between the Tucson and Tortolita Mountains to allow wildlife to travel between both ranges. According to county officials, the county will receive two percent of certain revenues generated by the mall for the next 30 years in order to maintain the wildlife corridor.

The land is currently owned by I-10 Avra Valley Mining and Development LLC, but the land will likely be sold sometime next year, with construction beginning in the summer. AWE Talisman has received its Development Concept Permit from the county.

Simon Property Group is the other developer in the running, and plans to build a 400,000-square-foot premium outlet mall at the Twin Peaks/I-10 interchange. According to Town Manager Gilbert Davidson, the development will mirror the outlet mall found in Chandler, likely incorporating hotels, restaurants, and potentially an auto mall. Simon Property Group has built similar malls in San Diego and Glendale.

Groundbreaking is scheduled for March of next year, and project completion is set for 2015.
