Foothills development brings new business, medical services

September 28, 2005 - Construction is nearly complete on a nine-building commercial development in the Foothills, which is bringing additional businesses and medical offices to a spot near a popular intersection.

Skyline Esplanade is "very close to completion," according to Jim Gillespie, principal of DESCO Southwest, the developer of the project.

The 75,000 square feet of office space is on the 1700 block of East Skyline Drive, west of Campbell Avenue.

Nearly all the space that is available has been leased, Gillespie said.

About 15,000 square feet will be used for medical offices and another 60,000 square feet will be used for other professional purposes.

"We were very attracted to the Skyline corridor," he said.

In recent years, the intersection of Skyline Drive and Campbell Avenue has been a hotspot for real estate development.

Paloma Village Center, on the southeast corner of Skyline Drive and Campbell Avenue, offers everything from a CVS drugstore to Starbucks Coffee, a dry-cleaner and art galleries. A 112-room hotel is still under construction.

At the southwest corner of the intersection, Plaza Colonial is still under construction, and is set for completion next month. The plaza will be a multiuse facility designated for upscale retail, office space and restaurant use.

One reason for the spike in real estate and an added buzz at the popular intersection is the upscale retail shopping center La Encantada, 2905 E. Skyline Drive. The space offers customers restaurants, shopping and a grocery store in one area.

For the developers of Skyline Esplanade, the area was very appealing, Gillespie said, and the Foothills needed a space for commercial and medical offices.

"It was a speculative real estate investment," he said.

Jon Thomas, managing member of SV Tucson Development Company, 1715 E. Skyline Drive, said Skyline Esplanade is a perfect location for the company's sales office.

Thomas is a real estate developer and was the third tenant to move into the offices. That was about a year ago, he said.

Since then, business has been booming.

SV Tucson Development is in the business of constructing and selling luxury town homes. It is building 74 town homes in the Villas at Rancho Sin Vacas, 7601 N. Calle Sin Envidia. Sin Vacas is a gated community about a mile from Skyline Esplanade.

Having the sales offices so close to the construction site is perfect, Thomas said.

So far, 21 town homes have been sold, and interest is growing daily, he said.

Skyline Esplanade is just south of Pima Canyon Estates. David Goldstein, president of Diamond Ventures, the developers of Pima Canyon Estates, said he is pleased with the new office space at Skyline Esplanade.

"It's very attractive," he said, adding that the developers made great use of the land.

Making his professional home on a piece of that land is Dr. Colin Trout.

Trout will be opening Ironwood Dermatology in one of the nine buildings of the complex. The offices are set to open in the early weeks of November, he said.

After a long time searching other locations of interest that just didn't work out, Trout said he was confident that the Skyline Esplanade site was the right choice.

"It just happened to be the right place," he said.

He will open the practice with two other doctors. When the doors open, the doctors will take full advantage of the 4,800 square feet of office space, he said.

Trout said he is excited about opening an office in a populated area of the Foothills and can't wait until he sees his first patient.

"I really liked the area," he said.
