Are you thinking about selling your home? Or perhaps you’ve already tried putting it on the market, but had little luck getting anyone interested in your asking price.
One effective tool in any home seller’s toolkit, no matter what the state of the real estate market, is staging the home. Home staging is the act of preparing a home (and its contents) for sale, with a special emphasis on presentation and appearance. The goal of staging is to improve your home’s look and feel in the eyes of potential buyers, with the ultimate goal of selling the home more quickly and for the highest possible price. Home staging can include everything from completely upgrading your kitchen to rearranging furniture, and it does work.
Make your home sparkle
Small things can make a big difference when staging a home for sale. For instance, keeping it clean and pristine - particularly the kitchen and bathroom - increases the appeal. The fact is, potential buyers who tour your home need help seeing themselves living there. That means all traces of your family, from cake crumbs in the kitchen to paw prints on the foyer floor, should be scrubbed away before each showing.
The same goes for the personal touches you’ve added to your home over the years. You can do yourself a favor and pack up many of your non-essential items in advance, thus making your move easier. But more importantly, your rooms then become more of a blank slate for buyers’ imaginations to fill in with their own belongings. For example, remove family photos from your mantel, shelves, or walls, and replace with just a few decorative objects or pieces of art. Remember, the less a room holds, the larger it will appear. That goes for furniture, knickknacks on surfaces, and art on walls—remove the “extras,” and pack them or give them away as you go.
To show off your closets at their best, apply this “less is more” concept and pre-pack as many of your clothes (off-season apparel, for example) and other items as you can. Emptier closets will look much roomier - and everyone values closet space!
Spruce up your kitchen and bathroom
Regardless of whether or how well you stage your home, buyers will focus on your kitchen and bathrooms. Are they up to date? Functional? Appealing? Focus on these rooms the most, because they are pivotal to a buying decision!
You don’t necessarily have to invest in a complete upgrade. Do what it takes to achieve the desired effect - to appeal to buyers and justify your asking price. In the kitchen, perhaps it makes sense to paint or stain your cabinets rather than replace them, or to install more modern knobs and handles. In the bathroom, changing the fixtures in the sink and tub can make a big difference! If that is not an option, you can simply hang some high-quality plush towels on the towel rack. Coordinate them with the bathroom’s color scheme (matching them to the rug, tile, etc.), and add a fresh flower arrangement. Flowers do a lot for a bathroom, both in appearance and aroma.
