Firm developing two centers at corner of Tangerine, Thornydale

Businesses are opening and more are under development at two new shopping centers in north Marana’s Dove Mountain region.

A McDonald’s and a Domino’s Pizza opened in late November at The Shoppes at Tangerine Crossing, located at Thornydale and Tangerine roads. Subway is opening a store after Jan. 1.

Across Thornydale, crews are using heavy equipment to clear space for Villagio, a mixed-use development with a Chase Bank and a Circle K first to open this coming spring.

In sum, the two centers will comprise more than 270,000 square feet of retail and office space, according to a release from the Phoenix-based Ault Companies.

“Even with the current economic challenges, shopping centers based on sound real estate fundamentals still make sense,” said Ron Ault, principal with the Ault Companies. “Good location is still the strongest key to the success of a project. Our new centers at Tangerine and Thornydale enjoy both a large potential customer base and enviable exclusivity due to a lack of nearby competition.”

Fry’s Marketplace and a Wells Fargo Bank opened last spring to anchor the first phase of The Shoppes at Tangerine. Tangerine Dental Care came along in the fall, and a “green” spa, Exhale Beauty and Wellness Spa, is aiming for a February opening.

As part of the second phase, a Fletcher’s Tire and Auto Service is due to open this spring.

Steak Out Restaurant and Saloon, a Sonoita fixture for nearly 30 years, plans its second Arizona location at The Shoppes. Michael C. Wystrach Jr., son of longtime Steak Out owners Michael G. and Grace Wystrach, is its general manager.

Presidential Pools, Kiwi Nails and Spa and Andrea Jones’ State Farm Insurance office are also in the complex.

The Villagio shopping center is a mixed-use development on the northwest corner of Tangerine and Thornydale. Chase Bank and Circle K are due to open in April. In Phase 2, two two-story buildings are planned with office and retail components, as well as a 5,000 square foot restaurant space with outdoor seating.

The Ault Companies have other projects in Rancho del Lago and Rita Ranch southeast of Tucson.
